Primary Responsibilities
The Multi-Site Renovation Manager is responsible for planning, coordinating, and executing apartment renovation and unit upgrade projects across a portfolio of multifamily communities. This role combines hands-on renovation expertise with project management, vendor oversight, and budget accountability to ensure renovations are completed safely, on schedule, within budget, and to the company's quality standards. Working closely with property operations, maintenance teams, contractors, and regional leadership, the Multi-Site Renovation Manager plays a key role in improving apartment readiness, supporting occupancy goals, and enhancing the overall value and appearance of the communities.
As a Multi-Site Renovation Manager, your primary responsibilities include:
- Lead apartment renovation and unit upgrade projects across multiple communities, ensuring projects are completed on schedule, within budget, and in accordance with company quality standards.
- Develop renovation scopes of work, conduct pre-renovation inspections, establish project timelines, and coordinate material procurement and delivery.
- Manage renovation schedules and monitor project progress, proactively resolving delays, material shortages, quality concerns, and other project challenges.
- Coordinate and oversee third-party contractors, vendors, and service providers, including soliciting bids, evaluating proposals, reviewing scopes of work, administering contracts, and fostering strong vendor relationships.
- Perform hands-on renovation work as needed, including cabinet hardware and door replacement, faucet installation, lighting fixture installation, thermostat replacement, caulking, mirror installation, and other cosmetic upgrades.
- Track project budgets, material costs, change orders, and vendor invoices to ensure cost-effective project execution.
- Conduct final quality assurance inspections to verify completed renovations meet company standards, local building codes, OSHA regulations, and safety requirements prior to unit turnover.
- Collaborate with Property Managers, Maintenance Managers, and Regional Leadership to prioritize renovation projects, support apartment turnover, and achieve occupancy goals.
- Maintain accurate project documentation, including schedules, budgets, vendor records, inspection reports, and renovation tracking metrics.
- Identify and implement process improvements that enhance renovation quality, operational efficiency, project turnaround times, and cost savings.
- Support capital improvement initiatives and other renovation-related projects as assigned.
- Travel between assigned communities to oversee projects, conduct inspections, and provide hands-on renovation support as needed.
- Provide exceptional customer service by maintaining professional, responsive interactions with residents, guests, vendors, clients, and on-site teams.
- Assist with service requests as needed based on property demands and workload priorities while supporting efficient operations and resident satisfaction.
What You Bring to Us:
- 2+ years of experience in apartment maintenance, renovations, construction, facilities maintenance, or a related field.
- Assistant Maintenance Manager or Maintenance Manager experience is strongly preferred.
- Experience coordinating vendors, contractors, and renovation or capital improvement projects.
- Hands-on renovation experience, including apartment turns, unit upgrades, interior remodeling, and general maintenance.
- Working knowledge of carpentry, drywall, painting, fixture installation, caulking, and general repairs.
- Ability to interpret scopes of work, project plans, and vendor proposals.
- Strong organizational, time-management, and project coordination skills with the ability to manage multiple projects simultaneously.
- Experience tracking project schedules, budgets, and vendor performance.
- Knowledge of building codes, OSHA standards, safety regulations, and risk management practices.
- Excellent communication and relationship-building skills with vendors, contractors, and internal teams.
- Proficiency with Yardi and property management or work order management software.
- Self-motivated with the ability to work independently while maintaining accountability for project results.
- Valid driver's license and reliable transportation to travel between assigned communities.
- Ability to lift up to 50 pounds, climb ladders, and perform physical renovation work in occupied and vacant apartments.
