Primary Responsibilities

As the Chief Engineer, you will function as the hands on supervisor while ensuring that the onsite maintenance team/technicians deliver quality services that continue to keep Bozzuto managed properties and outstanding place for residents to call home and for retail and commercial tenants to do business.

As a Roving Chief Engineer, your primary responsibilities include:

  • Provide overall technical leadership for the operation, reliability, and maintenance of all central plant systems.
  • Serve as the primary engineering liaison to ownership, consultants, contractors, and internal leadership regarding building-system performance and condition.
  • Present building-condition assessments, capital recommendations, risk evaluations, and operational updates to support ownership in making informed decisions regarding asset preservation, reliability, and investment priorities.
  • Implement preventive, ongoing and anticipated maintenance/repair programs.
  • Lead the selection and procurement of contracted services for major repairs and capital projects by developing scopes of work, soliciting and evaluating competitive bids, reviewing contracts, supporting annual budget development and monitoring vendor performance, scope compliance, response times, and overall service quality.
  • Develop and maintain strong relationships with qualified specialty contractors and service providers, ensuring appropriate service agreements are in place for critical building systems and required inspections.
  • Compliance with applicable building, city/county and safety codes and regulations.
  • Monitor performance of in-house and contracted services (security, landscaping, janitorial, etc.) and take necessary action to ensure performance is up to maximum standards and ownership expectations.
  • Monitor and manage Building Automation Systems (BAS) and related control platforms.
  • Maintain safety, cleanliness and integrity of all areas of buildings (interior and exterior – including streetscape), systems and equipment for all property users
  • Oversees the condition and preventive maintenance programs of key asset systems; HVAC and duct systems, central plant spaces, fire protection/sprinkler systems, plumbing – sewer mains/clean out drains/structural building plumbing/sump pumps, building-life safety systems, elevators, etc..
  • Ensure proper maintenance and operation of district cooling heat exchangers, pumps, domestic water systems, electrical distribution equipment, emergency generators, controls, and associated infrastructure.
  • Ensure that retail/commercial tenants are in compliance with lease required preventive and ongoing maintenance for their spaces (pest control, HVAC, exhaust/duct/hood cleaning, window cleaning, etc..)
  • Proactively manage insurance exposures at the property ensuring that all common areas throughout the asset are safe for public access.
  • Develop and implement proactive strategies to resolve property operational and compliance-related challenges.
  • Create, implement and maintain long range capital improvements plans to achieve operational, financial and performance objectives.
  • Ensure all required inspections, testing, certifications, and regulatory obligations are completed on schedule, meeting ITM requirements.
  • Ensure expeditious completion of all maintenance requests to meet resident satisfaction and apartment turnovers.
  • Effectively manage employees through communication, supervision, training, and scheduling; ensure timely completion of tasks, 24/7 emergency coverage, and ongoing staff development and skill building within budget.
  • Support emergency response planning, hurricane preparedness, and business continuity initiatives.
  • Provide technical support and engineering expertise to Bozzuto properties throughout the Tampa Bay and St. Petersburg markets, including complex system troubleshooting, engineering assessments, preventative maintenance programs, and major emergency events.
  • Support management transitions, property takeovers, and due diligence activities while providing technical coaching and mentorship to onsite maintenance leadership teams.
  • Support initiatives that improve energy management, sustainability, and operating cost performance.
  • Maintain accurate equipment inventories, maintenance histories, operating records, inspection reports, and asset condition assessments.

What You Bring to Us:

  • Minimum of 10 years of experience in facilities engineering, building operations, commercial real estate, hospitality, healthcare, institutional, mixed-use, or multifamily environments.
  • Minimum of 3 years of leadership experience managing complex building systems, vendors, contractors, and engineering operations.
  • Experience with large-scale central plants, district-energy systems, or campus utility infrastructure strongly
  • Extensive knowledge of critical building systems, including chillers and cooling towers, hydronic systems, pumps and heat exchangers, electrical distribution and emergency power systems, building automation and HVAC controls, plumbing infrastructure, fire protection systems, and elevators and vertical transportation systems.
  • EPA Section 608 Universal Certification required.
  • Preferred professional certifications include CFM, SMA, FMA, CPM coursework or equivalent, OSHA 30-Hour General Industry, LEED Green Associate or LEED AP, CEM, Stationary Engineer License, BOC, or other relevant facilities management, building operations, energy management, or safety certifications.
  • Knowledge of risk management, OSHA, and MSDS.
  • Experience managing capital improvement projects and operational budgets.
  • Strong analytical, organizational, project management, and communication skills.
  • Ability to respond to emergencies outside normal business hours when operational conditions require.
  • Working knowledge of Microsoft Word and Excel.

Salary Range
$120,000—$150,000 USD

Async (Asynchronous Work)
A communication model where responses don't need to be immediate. Instead of back-to-back meetings, the team relies on well-structured documents, threads, and messages. It's the gold standard for global companies spanning multiple time zones.
Sync (Synchronous Work)
